This report is for single family homes (not mobile or condo homes) sold through the Realtors' MLS system only. Private sales have not been tracked. Of the 32 homes currently on the market in Gorham, 3 are sale pending (about 9%), which is an indication that Gorham is still within a buyer's market. For the first quarter of this year, the number of sales were the same as last year (4), but average price was down from $129,580 to $93,000. If that trend would continue, that would be an extremely negative sign. This probably will not be the case, however. It is expected that the market will pick up when the weather improves.
