Number of sold units is up, but sales prices are down when compared with same period in 2011.
Buyers are still in the driver's seat - and are shopping very "Guardedly"; researching market values prior to making any offers. Recent trends show Sellers are being asked to assist with closing costs and other concession. Forecast is for fewer homes being sold with increased Time-On-Market. ____________________________________________________________________________________ There have been a total of 89 Single Family Homes sold in Cherry Hill since Jan 1, 2012 with an average sale price of $212,303 with average time on market of 117 days. Tight mortgage money, stricter lending rules, short sales and foreclosure properties have contributed to the fact that property values have dropped substantially when compared with the same period in 2011. There are currently 571 single family homes for sale in Cherry Hill with an average list price of $275,000. Currently properties are selling at the rate of 42 per month, which would indicate a 13 months supply of homes. Interesting to note = 116 of these properties are short sale properties. One has to wonder what their sales will do to market values going forward. _______________________________________________________________________________
