Market Conditions for East Side in Santa Fe, New Mexico

There is a great variety of homes, some very old with well-establish gardens and nestled in trees or along the Santa Fe River, some with spectacular mountaintop views, some with great privacy and others in planned communities or funky old neighborhoods on dirt roads. Currently, there is good inventory from which to choose.


This area, closer to the Plaza and Canyon Road, is also very popular with second-home/vacation-home buyers due to both convenience and rental potential. (Before you consider buying for rental potential, ask about the City of Santa Fe Rental Ordinance).

Prices vary widely depending on location, size, amenities and condition...but this is not the place for tight-budget buyers; although we have been seeing "better deals" than in many years, and properties not only tend to hold value but to appreciate due to limited supply versus demand.

Don't forget that Santa Fe is a "destination" market and there will always be people seeking to live in or near the east side historic district.

Approximate Location Boundaries: East of Paseo de Peralta, north to Bishop's Lodge, South to Zia Road

Location Characteristics: Located in the beautiful and popular east-side foothills, with juniper and pinon-covered slopes and, often, views, this is the most coveted and, generally, priciest section of Santa Fe, where properties are most likely to hold their value due to limited inventory and high demand.

Here you'll find Santa Fe's oldest and most-authentic adobes close to Canyon Road and the Plaza. You'll see newer homes sited between older adobes, whole communities of architecturally-designed custom homes dotting the hillsides, condos and townhomes in "walking distance" to attractions, and prices have remained fairly stable due to lack of available land for more development (the east side abuts conservation land and the Santa Fe National Forest).

Convenient to The Plaza and year-round outdoor recreation possibilities, (downhill and cross-country skiing at Ski Santa Fe, hiking and mountain biking on 24 miles of eastside trails, etc.), this area had seen numerous developments since the 1990's, with builders pulling out all stops in creating architectural masterpieces in the Pueblo Revival style and some contemporary homes. These typically remain above $300 per sq. ft.
