Number of Listings Continue to Decline .

The number of listings for Albuquerque Acres dropped to just 62 down from 80 last April. New pending's were at 13 and sold properties at 8. Average price jumped to $581,000.

Approximate Location Boundaries: North Albuquerque Acres - North of Paseo de Norte to Tramway from Tramway to I-25 Freeway

Location Characteristics: North Albuquerque Acres is one of the fastest growing areas in the northeast section of Albuquerque. Paseo del Norte is a major east-west connector route that was widened in the last five years and the commercial-retail growth has exploded to support the new subdivision.

Most of the major builders developed subdivisions in ABQ Acres West with the price of homes starting in the $350,000's. Many of the lots are small and appeal to those who do not want a large yard to maintain. Farther east, the houses and the lot sizes increase up to $1 million. Some of the older homes are on gravel roads, septic tanks and wells. The newer ones are developed on .87 acres with city utilities and built by custom builders. The appeal for this entire area is that the schools are reported to be good. Many buyers will only buy in the La Cueva High School District. Most of the homes have views of the Sandias so that also is appealing.
