Real Estate in Santa Fe County experienced stabilization in 2011. The number of residential properties sold in 2011 was 2% more than 2010. The average price increased from $431,061 in 2010 to $445, 783 in 2011. The median price was down a bit to $318,000 from $325,000 in 2010. 2012 is off to a great start as the number of buyers looking at property remains robust, especially for the winter months. Sales in January of 2012 were up over 15% compared to January of 2011 and 2010. The trend continued in February of 2012 with a 23% increase in the number of sales over 2011 for Santa Fe county. For February 2012 the average price was $431,396, with sellers obtaining an avg. of 93.17% of asking price. Days on Market still indicate a buyers market with an average of 228 days. Inventory, especially in select areas, continues to go down. The Eastside of Santa Fe is selling especially well as is the Eldorado area. Properties that have languished on the market for one or two years have now found buyers. Now, it seems, really is the time to buy. Economists find that rising prices are a lagging indicator and that an increase in number of sales is always a precursor to rising prices.
