House prices are at all time lows and are continuing in that general direction. Mortgage rates are lower than 4% for a 30 year fixed rate without points if your credit is really good. Good buys abound and there are some short sales and foreclosures available. Even traditional home sales are very well priced. The Jumbo Loan level will drop approximately $100,000 come September so if you are looking in the $600-$700,000 price range, NOW IS THE TIME TO BUY!
Once the mortgage rates start to rise, buyers will have missed the bottom of the market and sellers will not be as flexible as they are at the moment. Let's make a deal - that's the thinking right now in the real estate market.

Further away from the water, houses are a little more affordable, but tend to be a little older and a little smaller than the neighboring towns to the east.
