Things have improved somewhat in the last several months. Homes sales have been averaging about 800 per month, whereas for the first half of the year it was more about 600 per month. With 6,831 homes on the market, there is about an 8 1/2 month supply of inventory given the rate of sales. Therefore it is still a buyers market, but the price per square foot sold is up. Prices on closed sales has been as low as $95.00 this year and is now $105 per square foot on average.
Location Characteristics: The city of Charlotte has a population of over 600,000 and is located in an MSA of 1.5 million people. The city is in Mecklenburg county which also includes the suburbs of Pineville, Matthews, Huntersville, Cornelius and Davidson. This report is for all of Mecklenburg County. The cost of living is below the national average and it is a growing area. We are known as the 2nd largest banking center in the country, and are known for our pleasant weather. Situated between the mountains and the coast, it's a great place to live!
