A comparison of year to date 2009 vs 2010 we see that the number of sold listings is up 34.2% from 76 to 102. YTD active listings show a 3.1% increase from 681 to 702. The average list price YTD is virtually unchanged with a 0.18% drop in the average sales price of $499,000. The absorption rate (number of months to absorb all the current inventory) has dropped significantly 21.36% lower YTD from 53.55 in 2009 to 42.11 months in 2010. This is key to alerting us to the turn in the market when supply starts to decrease and demand is increasing.
