Market Conditions for Uptown Charlotte in Charlotte, North Carolina

It has been in the news lately that several of the planned uptown condo towers are on hold in light of the recent downturns in the market. Of 20 projects that were planned, only 8 have actually started. There were 313 units listed for sale in MLS, of which 40 are new construction. But, the Charlotte Observer recently reported that the actual umber of completed units available uptown is more like 300. Builders often do not have all their inventory in MLS. Closings are still happening at the rate of about 8 per month, an improvement over what it was in January and February but closings had been as high as 15 per month last summer. One of these was new construction (in The Trademark). The average per sq ft closed price is $255.

Location Characteristics: The uptown area of Charlotte is booming with numerous condo projects planned and underway. There are few single family homes in the uptown area and they do not go on the market often.
