In the City of Bay Village, as of March 30, there are 123 homes FOR SALE. The least expensive home listed at $77,500 and most highest at $5,500,000.
Over the past month, 33 homes have gone under contract which have not yet transferred.
In March, 19 homes have SOLD with an average Sale Price of $280,000. The lowest Sale Price was $90,000 and the highest was $510,000. The average market time is 109 days.
My opinion for this month: Bay Village continues to exhibit signs of a stabilizing market and has increased in the number of sales and average sale price over the past few months. This upswing is obviously positive. Rates are still historically low, around 4% and lenders have begun to loosen their mortgage guidelines. However, with concerns over unemployment and/or a new wave of foreclosures, there remains much caution with consumers. For these reasons, my opinion is that we are in a neutral market.

- Mortgage RATES are at a record year low, hovering around 4.05%.
