*** GREETINGS FROM COLUMBUS, OHIO -- So far in 2008 ( 1/1/08 to 9/30/08 compared to the same period in '07) we've seen a 17% decline in closing activity and a 3% decline in average sale prices in central Ohio.

Looking back 2 years... There was an 4.4% drop in closings and 1.9% decline in average sale prices in 2006. In '07 the number of closings was down an additional 7.7% compared to '06. Average sale prices were down right at 1% for the year.

Since building activity appears to have softened, many builders are offering incentives and concessions to buyers willing to make a commitment to purchase. Below market interest rates, free options, closing costs paid and no downpayment mortgages are among the incentives being offered. Substantial discounts on "spec" inventory are also available to the astute buyer in today's market.

Buyers and sellers today will find both opportunities and difficulty in the marketplace today depending on the location and price range. Sellers who have owned their property for 5 years or more are the ones most likely to be in a position to take advantage of the current market conditions. Our current "move up" clients are taking advantage of this market. Although they may have to sell their present property for less than it would have sold for last year they are usually able to save substantially more than that on the new home they are buying.
