The Central Ohio housing market has experienced a slight downturn in the market over the past 2 years. The increased number of listings on the market combined with a reduced number of active buyer's has caused for increased market times and a small decrease in overall property values. There are certain segments of the local market that have continued to experience some appreciation gains over this period, but the general trend has been downward during this time. These trends are considered by many to be short term & the prospects for continued growth and positive price appreciation is expected to return in the coming years based on the forcasted models for this area.
Location Characteristics: The capital city of Ohio, Columbus, Ohio is the 15th largest city in the US according to 2000 census figures. Columbus is home to one of the country's largest & most respected university's, The Ohio State University. The growth in and around Columbus has been steady and consistant. A 2005 census shows the city's population to be 730,657. The suburban communities around Columbus continue to grow in all directions. There has also been a significant "re-birth" within the city's center. The "Arena District" which is home to Nationwide arena has helped to spur a tremendous amount of activity and a big increase to downtown housing.
