Rapid growth in new building in the southern areas of the Delaware County. City of Delaware is centrally located in the county and also seeing many new communities being constructed. The selling market is slow here and buyers are definitely in control. Inventory is slowly being used, but builders are actively replacing with unexpected spec homes from buyers unable to close. Northern county still quite rural with 2+ acre tracts and many older farm homes mixed with custom built homes. Location Characteristics: Rapid growth in population - still somewhat rural area in the northern half. Southern county Includes the Polaris Fashion Place megamall shopping and many large banking and insurance company operations centers. South Delaware County is predominantly new homes, new shopping and new office space. Sale prices have leveled with some below previous year levels.
