The real estate market in the Pataskala area is starting to show signs of stablizing. Through the first 10 months of '09 we're seeing just a 3.8% decline in the number of closings compared to last year, but average sale prices continued down. Down 7.8%.
In 2008 we saw average sale prices continuing to decline, down 8% compared to '07. Closing activity (the number of homes actually sold) was down substantially, off 19.5% from 2007.
Buyers and sellers today will find both opportunities and difficulty in the marketplace today depending on the location and price range. Sellers that have owned their property 5 or more years are in the best position to make a move and benefit from today's great rates wich are back around 5% on a 30 year fixed mortgage.
