Currently are market is showing a decline in new listings, which I want to believe will help curve the decline in pricing. The average market time is also decreasing. I am noticing homes priced over $300,000 to be selling at a better rate per inventory than the lower priced homes. Homes under $125,000 seem to have a stronger competition with foreclosures and short sales.
In general are market area is down in sales for 2008 by 20% and homes values decreased in the past year about 8%. Short Sales and Foreclosures make up about 20% of our inventory. The average market time is around 9 months.

Location Characteristics: Sylvania, Ohio, in Lucas county, is 9 miles NW of Toledo, Ohio. The city benefits from easy access to the nearby cities and towns with which it shares the Toledo metropolitan area. Sylvania contains a population of approximately 18,670.

Sylvania History

In 1832, General David White acquired a significant tract of land in the eastern part of what later became known as Sylvania. Initially, there was a conflict between him and Judge William Wilson regarding the name. White wanted to call the place "Whiteford" but Wilson preferred the name "Sylvania" which is the Latin for "woods or trees". On July 13, 1836, the place was officially named Sylvania. The city is now a middle-class suburb of Toledo.

Things To Do In Sylvania

The city of Sylvania has a number of memorial halls and care centers that one can pay a visit to. Among these are the Saint Clare Hall, Carmel Hall, Lourdes Hall, Maria Hall, Assisi Hall, as well as the Rosary Care Center, Sophia Counseling Center, and Franciscan Center. There are also a number of churches and cemeteries dotting the streets of the city. The Tenmile Creek in Sylvania is a beautiful water body worth paying a visit to. The city also offers a number of amusement parks like the Champion Amusements and the Molander Park that provide recreational opportunities for adults and kids. Golf enthusiasts would also like visiting the Highland Meadows Golf Course. The shopping complexes in the city are very popular tourist haunts too.

Air transportation is provided by the Toledo Express Airport.

Sylvania Higher Education

Residents of Sylvania can attend the Lourdes College for higher education. Apart from this, there are several other institutes nearby like the Owens Community College-Toledo Campus and the University of Toledo.

Sylvania is a city located in Lucas County, Ohio. As of the 2000 census, the city had a total population of 18,670.

Sylvania Geography:
Sylvania is located at 41°42'41" North, 83°42'12" West (41.711450, -83.703210).

According to the United States Census Bureau, the city has a total area of 15.1 km2 (5.8 mi2). 15.0 km2 (5.8 mi2) of it is land and 0.1 km2 (0.04 mi2) of it is water. The total area is 0.68% water.

Sylvania Demographics:
As of the census of 2000, there are 18,670 people, 7,151 households, and 5,070 families residing in the city. The population density is 1,245.0/km2 (3,223.2/mi2). There are 7,392 housing units at an average density of 492.9/km2 (1,276.2/mi2). The racial makeup of the city is 95.20% White, 1.00% African American, 0.10% Native American, 2.10% Asian, 0.01% Pacific Islander, 0.64% from other races, and 0.96% from two or more races. 1.63% of the population are Hispanic or Latino of any race.

There are 7,151 households out of which 37.2% have children under the age of 18 living with them, 59.8% are married couples living together, 8.7% have a female householder with no husband present, and 29.1% are non-families. 25.7% of all households are made up of individuals and 11.2% have someone living alone who is 65 years of age or older. The average household size is 2.59 and the average family size is 3.16.

In the city the population is spread out with 28.2% under the age of 18, 6.7% from 18 to 24, 26.7% from 25 to 44, 25.0% from 45 to 64, and 13.3% who are 65 years of age or older. The median age is 38 years. For every 100 females there are 90.7 males. For every 100 females age 18 and over, there are 86.6 males.

The median income for a household in the city is $57,358, and the median income for a family is $73,947. Males have a median income of $52,892 versus $34,583 for females. The per capita income for the city is $28,163. 4.2% of the population and 3.7% of families are below the poverty line. Out of the total population, 4.2% of those under the age of 18 and 3.9% of those 65 and older are living below the poverty line.
