In the City of Westlake, as of March 30, there are 278 homes FOR SALE. The least expensive home listed at $39,900 and most expensive listed at $3,950,000.
During this month, 38 homes have gone under contract which have not yet transferred.
In March 24 homes have SOLD with an average Sale Price of $250,000. The lowest Sale Price was $35,500 and the highest was $1,000,000. The average market time is 187 days.
My opinion for this month: Westlake continues to exhibit signs of a stabilizing market and has increased in the number of sales while maintaining the average sale price over the past few months. This consistent activity is obviously positive. Rates are still historically low, around 4% and lenders have begun to loosen their mortgage guidelines. However, with concerns over unemployment and/or a new wave of foreclosures, there remains much caution with consumers. For these reasons, my opinion is that we are in a neutral market.

- Mortgage RATES are at a record year low, hovering around 4.05%.
WHAT DOES THIS MEAN? If you are currently in the market to purchase a home, YOU SHOULD BE BUYING NOW. Take advantage of the times; nothing lasts forever.
