Year Over Year Sales Volume Comparison from May 1, 2011 to 2012 has improved 3% over May 1, 2010 to 2011. Our average Residential Sales price has increased 1% over the same period. Lender standards continue to be tight for all non-conforming loans (less than 20% down payment). Buyers have lots of ACTIVE listings to choose from while turnover rates remain near 2 year levels.

Most new construction is happening to satisfy the demand for Rental and Lease demands.

Location Characteristics: Lake living area which includes many retirees from the four state area of Kansas, Missouri, Arkansas and Oklahoma. Grove in located centrally within Grand Lake. Grand Lake was created for the purpose of generating hydro-electricity and has approximately 1350 miles of shore line. The normal lake level elevation varies from 741' to 750' and shoreline owners may have their own personal dock located on their property with appropiate Grand River Dam Authority apporval. Lake living is a major draw to our community.
