I would have to say that I am proud to be in OK! For the last couple years when every other state has been struggling economically, OK has been OK... no pun intended. :)
The housing market does seem to be a Buyer's Market, simply because there are so many homes on the market. You have a wide variety of options. If one particular Seller does not want to work with you (be flexible on price, inspections, closing date, etc.), you can move onto the next home & I think a lot of Seller's know that.
I tell my Seller's, we have to stage this home above & beyond. We must do all the repairs before hand, clean the clutter & bring out the red carpet! They also have to be ready to price competitively.
Those are the homes that are selling right now- the ones that show value. They have to stack up better, either price wise or condition wise, or both preferably! You have a much better opportunity to sell your property.
