Well it appears the tide is turning. It is hard to find a negative "spin" on the recovery. Certainly it is time to be cautious and since our global financial market continues to make us ALL more interdependent on each other we never know for sure where things are heading BUT, the fact remains that nearly all indicators now are pointing to a slow and cautious recovery. Sales in Corvallis and the Willamette Valley have been picking up and the most exciting part is that inventory is DOWN! In our supply and demand driven economy that can only point one direction, rising prices. At this point we are happy just to see status quo but there are inklings of small increases taking place. Just during the past few weeks I have been a part of a number of sales that involved multiple offers. Each one of them required an offering price HIGHER than the list price. Prices are still very attractive and interest rates are historically low. As Warren Buffett has recently said "I would say that the single family home is cheap right now. If I had a way of buying up a couple hundred thousand single family homes. . .I would load up on them, it's a very attractive asset class right now.
