Sales in Bethlehem City have fallen much like every other city in America but, with only a 4% drop from 2010 to 2011, Bethlehem actually faired pretty well. Even prices in Bethlehem only fell 9% during that same time which, again, is much better than most other areas. Saucon Valley School District was on bright spot, where sales volume actually increased from 2010 to 2011 by 4%, although prices still fell another 7%. Northampton and Bangor are two other areas that showed improvment over the previous year. So far in 2012, we've seen alot of buyer activity and things seem to be improving. If a property is priced appropriately, there are alot of showings but buyers can still be selective and often pay less than list price. We're seeing sale prices that are approximately 94% of the list price at the time of contract acceptance. Keep in mind that doesn't even count the price reductions made prior to the seller getting the contract. So sellers should absolutely get their properties into excellent condition prior to listing. You may have to spend several thousand dollars, but it could save you tens of thousands....or be the difference between selling and not selling!

ZIP Codes: 18015, 18017, 18018

Location Characteristics: Bethlehem is a town in Lehigh and Northampton Counties in the Lehigh Valley region of eastern Pennsylvania, in the United States. As of the 2010 census, the city had a total population of 74,982, making it the seventh largest city in Pennsylvania, after Philadelphia, Pittsburgh, Allentown, Erie, Reading, and Scranton.[2]

Bethlehem lies in the center of the Lehigh Valley, a region of 731 square miles (1,893 km²) that is home to more than 800,000 people. The Valley embraces a trio of cities (Bethlehem, Allentown and Easton) within two counties (Lehigh and Northampton), making it Pennsylvania's third-largest metropolitan area. Smaller than Allentown but larger than Easton, Bethlehem is the Lehigh Valley's second most populous city.

There are three general sections of the city, North Bethlehem, South Bethlehem and West Bethlehem. Each of these sections blossomed at different times in the city's development and each contains areas recognized under the National Register of Historic Places. Zip codes that use the address Bethlehem totaled 116,000 in population in the year 2000. These zip codes include Bethlehem Township.

In July 2006, Money magazine placed Bethlehem as number 88 on its "Top 100 Best Places to Live."

In order to best serve my clients, I focus on my Customer's Needs and Wants providing Honest, Direct Answers. I manage a (4) person Realtor Team with specializations in Selling Homes, Buyer Agency, Short Sale Negotiation, Staging Services, Estate Liquidation, and Foreclosure Purchases.

After many years with a large corporate franchise system where I was Broker and Coach for Keller Williams in Allentown, I moved my team to locally-owned Croslis Realty. It was a strategic move to a company that had local ties for a more family-friendly evironment and also provided legal support through Croslis & Brennan Law Offices. Service and Support are our keys to success. Unlike other real estate offices that focus primarily on recruiting and growth, we emphasize quality care and the flexibility to help our customers and the support to protect their interests, while minimizing their out-of-pocket expenses. Our strengths including communication, negotiation, contract management, finance, pricing, and knowledge of the area and marketplace.

My business is built on Processes and Systems such as a web-based database, process/contract management, milestone checkpoints, a network of service referrals, and continuing education.

My Marketing Plan is aimed at getting started Quickly and Aggressively. We mix a variety of marketing tools that range from National Syndication of Websites to Local Networking Groups to Proactive "Call Capture" Tools. It's a model that works for both the Customers and our team.

WIN - WIN!
