Looking to buy a house? With the current low historic interest rate many buyers take advantage and say it's a good time to purchase a home.
If you have to sell a home and look to move and buy another home you may sell it for less than before 2008 but you are also buying low and when the market improves you have a low interest rate for 30 years and you are in the right place for values to increase.
If you wait until prices go up you are also paying more and potentially interest rates increase.

We have these AVERAGES in listing and sales statistics to report as of January 16, 2012 for the past month for the town of Chapin, the 29036 Zip Code.

ZIP Code: 29036

Approximate Location Boundaries: Lake Murray, Newberry, Little Mountain, Broad River

Location Characteristics:

Chapin is a small town (west of Columbia off I-26 Exit 91) approximately 50 minutes to an hour to downtown (depending where in Chapin you live) Columbia and about 30 minutes to Harbison.

A little bit of history:
A group of German settlers came to Chapin in the mid 1700's, Many had land grants from the English crown.
The land between the forks of the Saluda and Broad Rivers came to be known as the Dutch Fork. "Dutch" was a form of Deutsch, referring to the German language and people. Few of the German settlers ever left the area and very few outsiders came to stay. Dutch Forkers had developed their own subculture in the 1800's. Some still spoke German into the 19th century. The ones who didn't had their own dialect. Success was not measured in money or fame but in ties to family and community. They made the most of the little they had, they were proud, but poor. They believed God and in hard work and in saving up for even harder times. Martin Chapin from Cortland, New York, came to the Dutch Fork. He was a different than his neighbors but he shared many of their attributes. When he suffered a lung ailment his doctors had advised him that he should head south and inhale pines he he wanted to live, to the Piney Woods. So he did. You can purchase some books if you like to learn more about the History of Chapin.

Columbia Regional Business Report dated July 2, 2011 reports that Columbia is ranked #73 on FORBES magazine's annual list of the Best Places for Business and Careers, released Wednesday.

During the 20 years we have lived here Chapin has been growing steadily. Quiet neighborhoods on Lake Murray or with lake access and off the lake properties. Some commercial development includes restaurants, grocery stores and more. It still feels like living in the country. Most people are drawn to this area because of its natural setting and quiet living.

The lake covers 78 square miles and approximately 50,000 acres of land. At its widest point, it is 41 miles long and 14 miles wide, providing storage for 763 billion gallons of water. It is the jewel of the Midlands offering fishing, sailing, swimming, skiing, or just sitting on your backporch looking out over the water and a beautiful South Carolina sunset

To see just how laid back it is you will find horses and fields with cows along the way.

Charity BASS tourney is generally planned for April to benefit Kyle Page Foundation. The annual Open Ream Bass Tournament on Lake Murray raises money for children with debilitating illnesses such as Spina bifida. It is named for Kyle Page in Little Mountain, who was born with Spina bifida. For more information call 803-345-1462 or 945-1073.

Chapin has a town center and a few stores to fill your immediate needs. More are being opened as time goes on, business is growing.
