Buying a House? Low current interest rates and good buys have some buyers say now is a good time to purchase a home.
If you have to sell and need to move and buy another home you may find that you may sell your home for less than prior to 2008 but you are also buying low and when the market improves you have a low interest rate for 30 years and you are in the right place for values to increase.
If you wait in hopes that the prices go up you are also paying more once that happens and potentially the interest rates increase.
There are many good properties offered for sale and in general for a lower price than in past years.

Approximate Location Boundaries: Blythewood, NE Columbia, Pontiac, Lugoff, I-20. Kershaw County

Location Characteristics:
ELGIN is located in the NE area of Columbia near Lugoff and Camden. It is on the northeast side of Columbia in Kershaw County and it is growing. Easy to get to from I-20 and US 1.
It is a rural community and very popular because of the lower taxes here and the still rural feeling. Little traffic and you are in the country with around 10 min. to either the Village at Sandhills or Lugoff for all your shopping needs. Many lots are larger here. It feels less crowded. Do consider that may change over time as the area grows rapidly and there may be a need for new schools soon. There has been talk to raise sales tax in this area by 1% to accommodate the growth and need for municipalities.
Some new neighborhoods have large lots, horse estate size lots, People that like to have a little space and don't want to feel too crowded can find a pretty nice home around the $170's range (more and less depends how large you want and need it) as well. Most homes have larger yards (1/2 acre more or less). Several new home communities to choose from. Some are starter homes while others are large custom built homes. You will also find some antebellum structures in the CAMDEN - LUGOFF - ELGIN area.
Enjoy to explore history? There is plenty around this area. You will enjoy the home town atmosphere here. Elgin now features a new "Olde South" restaurant near the Food Lion.
Elgin-Lugoff is known for the Invista plant, formerly DuPont Plant. Elgin's population is only approximately 1,000 people and counting the surrounding areas maybe around 25,000. Fishing and Watersports at Lake Wateree are waiting for you here as well.
LUGOFF is located on Hwy 1. It is near Camden SC. The town of Lugoff was named for a Russian engineer named count Lugoff. He helped build the Seaboard Air Line Railway in 1899 with the help of many Russian workers. It is Brook Benton's birthplace. He is best known for his song "Rainy Night In Georgia.
Continue on Hwy 1 you will get into Camden, approximately 1 mile away. Elgin has may 1,000 people, and the surrounding areas make it around 25,000.
Close to this community is CAMDEN. It is best reached off I-20 and not too far from NE Columbia and Lugoff. Camden, a historic town, was established 1732 when farmers and traders moved here from the coast. The Revolutionary War was fought here. Camden is known for its horse farms and the Springdale Race Track. Over 70,000. people come and visit it annually. It is a spectacular event every spring where ladies and gentlemen dress up. You'll see fancy spring hats at the tail gating of The Carolina Cup International Steeplechase races. Camden is approx. 45 minutes to Columbia's downtown. Maybe 10-15 minutes to the NE shopping at the Village at Sandhills and Two Notch Road.

Area Development: Named South Carolina a 2011 Gold Shovel Award winner in recognition of economic development projects undertaken in 2010. The award is based on the number of high-value added jobs per capita, amount of investment, number of new facilities and industry diversity. Business Facilities: South Carolina did exceptionally well on the latest 2011 State Rankings Report from Business Facilities magazine, placing in five categories. South Carolina ranked 3rd for Economic Growth Potential, 2nd in Automotive Manufacturing Strength, 5th for Best Business Climate, 8th for Workforce Training Leader and 8th for Lowest Cost of Labor.
Chief Executive: South Carolina came in as one of the ten best states for business on the magazine's annual poll of CEOs, ranking 8th. About 550 CEOs rated states on taxation and regulation, workforce quality and quality of life.
Forbes: Ranks South Carolina 5th best in 2011 for its pro-business regulatory environment. Forbes considered the state's regulatory and tort climate, incentives, transportation and bond ratings.
IBM: South Carolina made a strong showing on IBM's 2009 Global Location Trends Annual Report, coming in 4th among North American states and provinces based on number of jobs from 2008 investment activity.
Pollina Corporate Real Estate: Ranks South Carolina as the 9th most Pro-Business State for 2011. South Carolina has ranked in the top ten for eight consecutive years. The state was No. 1 in both 2005 and 2006.
Site Selection: South Carolina consistently ranks high on the magazine's "Top State Business Climates" and in 2011 took the 5th spot overall and placed 7th in the magazine's survey of corporate real estate executives. South Carolina also held 5th place overall in 2010, and corporate executives have ranked South Carolina in the top 10 for the past eight years. The magazine's New Plant Database showed that South Carolina had the most new projects per capita during 2010.
Site Selection: Recognized South Carolina as a Top Competitive State of 2010, placing South Carolina in the 5th spot. The magazine determined competitiveness on the basis of new and expanded facilities and new jobs in 2010 plus other factors, including state gross domestic product per capita and unemployment rate.
