Home sales in the Mt Pleasant area continue to be somewhat sluggish. Many sellers are remembering the 2005 market which had high price levels and quick sales and are expecting the same .... maybe it will come back .... but it's not here today. Closer to a "Normal" market than the frenzy that existed in 2005.
In the last 30 days the average home sold for $356,739 with a median of $310,2500 and a high price of $1,200,000. On average .... homes were on the market for 171 days ..... compared to 197 days for the previous 30 day period.
A very definate "buyer's market" ... There are fewer buyers in the Mt Pleasant market due to the average price having risen to the point where first time home buyers are being forced into adjacent housing markets where home ownership is less. Aggresive sellers are lowering their prices to capture the buyers that are in the market. Inventory of preowned homes is much higher than this time last year.
Well priced, well presented homes are still selling in only a few weeks. So, if you are a buyer, have your financing in order and be ready to act quickly.......and If you are selling, beware of willing buyers who are unable to get the financing necessary for the increased price of homes and insurance. Location Characteristics: One of the faster growing areas of the trident region. In 1979 the population was 11,800. Today it has 65,000 and soon to be the 5th largest city in the state. Its location, close to the coast and beaches, just a few minutes from the historic Charleston downtown and still only 25 minutes to the airport make it a very desirable place to live. Being a little warmer in the winter and a little cooler in the summer also adds to its desirability.
