CURRENT MARKET CONDITIONS-- Real Estate sales activity in Dandridge for full year 2011 stayed fairly strong helped by record low interest rates and reduced asking prices over past years. For the most part selling prices were down about 10% from the prior year. From entry level homes to the higher end of the market, properly priced homes are on the market from 3-6 months. Many buyers seeing the extremly good values in this area are buying while prices are down and the interest rates remain low. Lakefront homes are holding their prices fairly well becuase availability is still low. Lakefront land hasnt seen many reductions in asking prices, though are slower in selling than past years. Good "strong water" lake lots are also becoming harder to find and still range from $100,000 and up. Lots on smaller coves are still in the range of $50-$75,000.The area still has a good supply of affordable homes close to the lake, and with its many free lake access launches and Marina space, getting on the lake takes just minutes. Newer Homes in non lakefront areas start in the range of $125,000 to $175,000 for a nice 3 Bd/2Ba family sized home. Whereas the same size home at lakefront starts at $300,000 and up. Sales and availability of acreage over the past 2 years for those looking for "Mini farm/Horse properties" is good and prices have come down about 20% from previous years highs. Being located only 30 minutes from Knoxville, Pigeon Forge and Gatlinburg makes this area very attractive to investors and owners alike.
