The New Year is ringing in with excellent news for Northeast Tennessee and especially the Kingsport/Bristol area. According to MSN's Moneycentral, home appreciation in these two areas is ranking 32nd nationwide. Buyers are using that as an excuse to jump start the 2010 selling season. Inventory is beginning to increase and as a result sellers can be assured of finding qualified buyers that have tax credit financing options at their disposal until April 2010. Out-of-state buyers continue to flock to the mountains of Northeast TN appreciative of its natural beauty, unlimited outdoor activities, temperate climate, employment opportunities, and housing values. The low property taxes, absence of state income taxes, low cost of living and the fact that the mountains serve to guard the area against weather extremes resulting in lower property insurance premiums have all my buyer clients saying," don't let the secret out!"

There are added demands for updated homes offering one-level living, homes with acreage, updated homes in established neighborhoods, new construction in the $250K range and those that are located near or in golf/lake communities. Buyers and Sellers will both be in win-win situations as the winter market approaches, gets underway and provides a diversified inventory from which they select a "place to call home".

My ability to network with credible lenders means buyers have options concerning interest rates and a menu of mortgage programs available locally to finance their new Tennessee residence! Additionally, buyers are looking for a place to safely "park" their investment monies in these uncertain economic times and choose to buy local real estate as that resource.
