CURRENT MARKET CONDITIONS -- Realty sales were slower but steady for the Jefferson City/ New Market area this past year overall. Since it is such a big area for affordable housing the now low interest rates have kept sales pretty constant. Existing home prices are down about 10% from last year as the norm. Prospective buyer inquiries for smaller more affordable homes in the $150K and down range are up and selling fairly quickly. Being located 30 minutes from Knoxville allows those commuting easy access via Interstate 40 or Hwy 11. We are seeing more high end custom home construction going on in the area. Larger farm tracts are being broken into 5-10 acre parcels allowing those with a desire for horses the opportunity to have that perfect Mini ranch/farm. Lakefront properties and Lake Cherokee homes are fairly stable with prices down about 10% from 2010. There still is strong demand for waterfront homes and property because demand still outpaces supply. For those looking for a nice retirement area, the lower prices on housing, excellent medical facilities and nearby shopping is very attractive.
