We still continue to enjoy a positive influx of people relocating here from more depressed locations. We are still one of the top places to relocate to in the USA today.

Our taxes are lower, our utilities, and public services are lower, and our housing is affordable.

We are not immune to the factors that affect the rest of the country, but we are fortunate that our region,s market benefits more from other regions economic downturns. The economic crisis has affected our location as well, but we are not seeing the significant drop in property values seen in other parts of the country. Seller's are holding onto their property, and the end result is a heavily reduced sales ratio, but with fairly stable home values.

It appears that the new construction has finally slowed, and much of the new construction inventory is being absorbed. This should help the re-sale of existing properties. In the past, new homes sold 10 - 1 when it came to resale.

The key to selling an existing home in this market, is to be priced slightly below the competition, and priced correctly from the onset. Improper initial pricing could lead to significant price reductions in the future, resulting in a lower sales price than would have otherwise been had the property been priced properly from the onset.

All in all, Middle Tennessee is still a great place to live if you are looking for a quality of life improvement and a wonderful weather pattern.

Location Characteristics: Reasonable housing prices combined with convenience to the city, and shopping close by..Smyrna is very close to Nashville and still provides a good value when it comes to housing. Smyrna is convenient to shopping as well as most major ammenities.
