Sales continued to decline in August. The number of new listings and the active listings continues to contract but there are still to many homes on the market. The average sales price is just about flat for the year to date.

New Listings: 296 an 18% decrease
Active Listings: 1,144 an 14% decrease,
Pending Sales: 142 a 39% decrease
Solds: 199 a 24% decrease,
Avg. Sale Price: $228,365 a 5% decrease,
Days on Market: 78 a 3% increase.

There is currently a 6.5 month supply of homes for sale.

YEAR TO DATE THROUGH AUGUST:

Sales: 1,449 a 23% decrease
Average Sales Price: $224,332 a 2% decrease
Median Sales Price: 189,000 a 2% increase
New Listings: 2,871 a 21% decrease

FOR THE YEAR 2007:

Solds: 2,497 a 17% decrease
Avg Sales Price: $225,9481 a 1% increase
Median Sales Price: $184,000 a 2% increase
New Listings: 4,774 a 6% decrease


FOR THE YEAR 2006:

New Listings: 5,062 an 15% increase
Solds: 2,960 a 7% increase
