As a real estate professional, I'm continually asked how I think the real estate market in Dallas is doing. My answer is...our market is doing okay. We are definitely a lot better off than many other areas of the country. As you may know, our market never saw the enormous amount of inflation that other cities saw, so we will not feel the burst of a bubble with a huge reduction in prices.
I say time and time again, I wish the media would report some of the positives in our area because people listen to the media! I try to take everything I see on the news with a grain of salt, it is too bad more people don't follow suit. I do believe there are many things that are positive going on in our city.
Dallas still has one of the biggest growths in our job markets in the country, and we are lucky to have the Barnett Shale. If you don't know about the Barnett Shale, it is one of the largest oil discoveries in history. It has provided the metroplex with many benefits that has flowed lots of money through our economy. While you may have heard it has dried up, I've been told quite the contrary is true!
Mortgage rates are at the lowest level ever. Someone told me today that the drop in interest rates (almost 2% in the last month) equates to a 15-20% reduction in sales price of the home with the principal and interest savings!
During a time like this, sellers must be realistic with pricing. I see overpriced homes sitting on the market for an extended period of time. If homes aren't priced right when they are listed, it is going to be a long road before they are sold. WIth that said, homes are still selling. I was involved in a multiple offer situation with my client not too long ago, we didn't get the house...but if people are telling you there are no buyer's out there, then how did I get in a bidding war for a house and lost out?
I think it is a great time to be a buyer and if you are thinking about making a move, now is a good time!!
