What the public needs to know is that Texas is the #1 place to relocate in the country. DFW in particular has had the greatest job and population growth in the nation. The Barnett Shale will continue to be a great source of business for the area which translates into home sales. With so much unstability in the economy, housing is still the best investment one can have. Consumer confidence is the only thing standing in the way of higher home sales. So it's a great time to buy! Sellers are nervous and are more realistic in their pricing. There are still an abundant supply of builders homes on the market so builders are somewhat motivated. As usual, the best locations sell quickly at the highest dollar that the market can bear..... The supply of homes between $1,200,000-1,700,000 are up so buyers have many choices, There is also a great supply of homes between $1,800,000-$2,500,000. Who knows if the market has bottomed out, but with the lender bail out, the economy seems to be getting on better footing so now is the time to buy in the Park Cities....plus, the market always picks up after an election. Condition and location always sells for top dollar. You can never go wrong in buying in University Park.

Location Characteristics: The Park Cities is comprised of University Park and Highland Park. The two locales share the top schools in the country but have two separate police and fire departments. Being centrally located, the Park Cities has the highest real estate values in Dallas. It's a small town in the middle of a big city. It's important to find a realtor who is experienced in this area because there are many nuances to this special locale that one needs to know about. This is a unique area with starter homes beginning in the $600,000 range!
