Home Sales in Davis County Utah Nearly 300 residential single family homes were sold in Davis County during July. This is down 25% from last year when 401 single family homes were sold. In addition, the average sales price of davis county homes also declined 4.5% to an average sold price of $254,426 in July.
Davis County Condo Sales were identical to 2007's numbers as 31 condos sold. The average sold price of these condos was however down by $21,000 at $164,000.
There are currently 2,136 single family homes for sale and 214 condos for sale in Davis County Utah. . The median list price of single family homes is $278,000, and the average list price is $356,447. The current median list price of condos is $200,000 and the average list price is nearly $224,000.
Home Sales in Davis County are down, but not as much as Salt Lake and Utah County. Real Estate in Davis County is down. Compared to the second quarter of 2007 prices are down by more than $10,000 to an average sold price of $254,300. The number of single family homes sold (857) is also down 26% compared to last years sales.
June sales were even more depressing as they were down by nearly 28% compared to last year. They were slightly up from May's sales numbers.
The Current Davis County Utah listings number 2,297 with a median price at $275,000 and an average price at $351,529. These listings have been on the market for an average of 87 days. At Q2's sales pace the current supply of, Davis County Homes will last 7 and a half months.
For the first quarter of 2008 residential home sales were down 26.5%. Remarkably, the average price of homes sold actually increased from the 2007 average of $241,445 to the Q1 2008 number at $254,772.
For January home sales were down 31% compared to January's 2007 numbers. There were 195 single family houses sold this year vs. 284 last year. These sales stats don't look great, but compared too Salt Lake and Utah County which had almost half the number of houses sold this January vs. '07, home sales are only slightly down.
While number of homes sold was down, sold prices were still up 4.5%. The average sold price was $237,335 vs. $226,467 last year.
