Homes under $200,000 move quickly often with a lot of multiple. $400,000 and under have all seen a significant increase in contracts and closings. There are a ton of great deals out there; you just have to know where to look. You can find great deals in the REO (bank owned/foreclosed) market. Be aware of the pitfalls. The homes are typically sold "as is" and you get what you get with no warranty. Short Sales add the complexity of Sellers negotiating with Lien Holders. Lenders and other third parties are swamped with loss mitigation issues. The process of dealing with the "bank" will normally take months. If the price is "pre-approved" most of the wait time is removed. It certainly requires attention to details and patience. You should also be aware that half of the short sales fall apart at the closing table. As a Buyer you run the risk of losing your inspection and appraisal expenses.
