Alexandria is a slight buyer's market. Prices are down 6% overall from last year this time. NOTE: This is literally community-by-community--as in some areas there are tiny little BIDDING WARS! There's been an increase in the number of homes sold this year vs. last year. The Average Sold Price of all homes is $428K(down from last month and last year this time). Homes are remaining on the market for a shorter time-- an average 66 days. Inventory is around 3.5 months---approaching normal. Sellers stll need to price realistically and have their homes in primo condition. Buyers---Sellers are accepting, on average, only 95% of list price.

Location Characteristics: Very funky, mix and match,Historic,Townhomes,Detached,Victorians,Arts&Crafts,Sears, lofts & traditional neighborhoods; it's all here---except boring.
