Close in Arlington is still a desirable home base. Sellers---.Do NOT get too excited--- as the average Sold price rings in at $489K(breaking the $500K barrier---in a 'bad' way). Compared to last year this time, this represents a decrease of 11%(but, up from last month). Like Alexandria City---it's community-by-community---where some areas are experiencing multiple offers on properties. Oh well. Homes are on the market an average of 79 days, and sellers are getting an average of only 94% of list price. About a 5 month supply of inventory. Sellers still need to have their homes priced for condition, be prepared to give concessions and be willing to negotiate if they want a quick sale. Buyers--in SOME neighborhoods, homes are receiving multiple bids, and prices are climbing.
Approximate Location Boundaries: The County & City of Arlington(North & South Arlington)
Location Characteristics: Close-in and great for fast commuting to D.C., a great mix of Detached, Townhouses and Condos -- old and quaint -- new and modern. Traffic congestion??---close-in Arlington is looking even more attractive than usual.
