There are so few properties on the market at any one time (currently 47), and the average Sold Price is $615K, down 8% over last year!(but up over last month) YIKES! WARNING---These stats are fairly irrelevant as there are SO FEW properties on the market at any one time. WOW! Sellers receive 96% of asking price, and homes are on the market an average of 92 days . Here's the REALITY CHECK: There are only a total of 20 properties that sold for this report!!. Currently there is a 3 month supply of properties. Sellers are ALMOST getting it right on pricing; Buyers---this is still not 'buy an investment' territory given that he majority of properties are listed at or over $500K.
