As of August 3, 2009, there are 305 active residential listings in Manassas (including the City of Manassas and Manassas Park) and the average number of days on market is 98. The list prices range from $69,900 to $1,389,000; the average list price is $330,000 and the median is $299,900. The current market absorption rate is 1.41.

217 residential sales in Manassas (including the City of Manassas and Manassas Park) closed during the month of July 2009 (down from 249 sales closed in June). These sales ranged in price from $21,500 to $993,600.

The average list price was $209,482 (up from $204,529 in June) and the average net sales price (less seller concessions) was $204,968 (up from $199,736 in June).

The median list price was $167,000 (down from $175,000 in June) and the median net sales price was $161,900 (down from $171,322 in June).

For sales closed in July, the number of days on market ranged from 0 to 1,060 and average number days on market was 62 (down from 80 days in June).
