YIKES!! Because Pr. Wm. has such a variety of housing types, it's stats have reflected starkly the housing downturn. The average Sold Price is down to $249K (versus $230K last year this time)---and it's up over the past three months. Average days on the market are a more-than-reasonable 51, and Sellers are receiving 96% of List Price as their Sold Price. NOW--HERE'S THE GOOD NEWS: Properties are selling! Prince William is clearing it out.........primarily due to low prices. There is a 3 month inventory! WOW! Bargain hunters are swooping in. Bargain Hunters NOTE! Pick up a property now!
Approximate Location Boundaries: Southwest of DC and Fairfax County & the 'Close In' Burbs & Cities
Location Characteristics: Prince William is a 'further out' bedroom community, featuring both rural and urban communities and everything in between. All types of housing: Estates to townhomes to condos to mobile home parks to waterfront communities and properties. There are some super ritzy housing enclaves, horse properties with acreage, riverfront mini-estates and some bustling 'town centers'. It's currently continuing to suffer the most in our area(and unfortunately, it's on the nationwide 'implode' list ranking near the top) in the housing downturn.
