As of August 3, 2009, there are 216 active residential listings in Reston and the average number of days on market is 76. The list prices range from $89,100 to $1,299,999; the average list price is $494,011 and the median is $449,900 The current market absorption rate is 1.83.

118 residential sales in Reston closed during the month of July 2009 (up from 96 sales closed in June). These sales ranged in price from $94,000 to $925,000.

The average list price was $363,476 (down from $458,467 in June) and the average net sales price (less seller concessions) was $354,105 (down from $440,151 in June).

The median list price was $319,900 (down from $399,450 in June) and the median net sales price was $312,250 (down from $382,500 in June).

For sales closed in July, the number of days on market ranged from 0 to 223 and average number days on market was 37 (down from 70 days in June).

Location Characteristics: The planned community of Reston has attracted national and worldwide recognition and awards. It was orginally conceived by Robert E. Simon; Reston was founded on Simon's 50th birthday and named for his initials. Reston has been designated a backyard wildlife habitat community, a designation usually reserved for individual homes. The Reston Association is responsible for the design, use and maintenance of covenants for most properties in Reston; it also manages the maintenance of 1,350 acres of open space and provides recreational and educational activities for all ages. Reston's proximity to Dulles International Airport and Dulles Toll Road has attracted a number of major high-technology firms providing a broad employment base.
