Reston offers a wide variety of living styles! There are large open green areas with jogging/biking trails throughout, 3 Lakes (no motorized boating), a community center, Reston Town Center and easy access to all major transportation routes.Homes prices have held steady for the past 90 days, a minor reduction of less than 5% of sales price has been seen in recent sales.

It is a complex market with different types of Sellers, i.e. bank owned, estate sales, short sales that require the Seller's lender approval and of course traditional sales. It is very important to understand the terms and conditions of the sale.

Inventory is good, but homes that are in move in conditions are selling quicker that those which are not. In some cases, there are multiple offers for these homes. With distressed properties, the Lenders are pricing them to move quickly and first time buyers are completing with cash investors for them.

There continues to be an inventory of short sales which are selling better than the previous years, but are still taking between 4 to 5 months to complete.
