The total dollar volume sold in April 2012 of $35,352,417 was up significantly 31.85% from the previous month! The median sales price was also up to $248,450 an increase of 1.41%.
The average sold price of $263,824 reflected an increase of 5.28% over last month. Average days on market were 70 days and sellers received an average of 96% of their list price.
You may have read on Yahoo news that this year may signal the bottom of the market. That is nationwide but the bottom of the market here in Fairfax County was last year! I hope you didn't miss the bottom. If you did, buy now because the prices seem to be escalating weekly!
Last week, the average mortgage rate on a 30-year fixed was 3.96%. This week is is down to 3.88%! Lock in this week and save.

Location Characteristics: Before Captain John Smith and Pocahontas visited the area, Native Americans lived in the region. The location was perfect for fishing and hunting. The first English settlement was established in 1647 and Stafford County was formed in 1664. Small farms and plantations, gristmills and sawmills were early industries. Iron works were established that provided arms for the American Revolution and quarries harvested stone and sand that provided building materials for the White House, the Capitol and private homes. In the 1830s, gold mining was a leading industry in the southwestern portion of the county.
During the Civil War, 100,000 troops moved north and south through the county via the rail system. They confiscated food from the land, homes for lodging and churches for hospitals. It wasn't until World War I when the U.S. Marine Corps came to Quantico at the northern end of the county, that prosperity returned.
