The Huntsville Metro Area had a great month in July. While sales were off ~20% compared year-over-year, prices strengthened in July ~4% using a price per sqrFt measurement compared with last year. This is indeed a peak price point for our local market.
Inventory (months of supply) has improved from ~8 months of supply in April to ~6.6 months in July within the metro area. This is a natural seasonal improvement, even though sales are off this year as compared to last, they have improved month-to-month since mid winter.
Over the next few months we will be watching inventory closely as the seasonal trend will be fewer sales month to month as we head in to the holiday season.
