When they say the grass is greener on the "other side" no where is this better reflected than Forest Lakes in the summer, spring and fall!

Temperatures range from the mid 20's range during the night but climb from the low to mid 30's with occasionally to low 40's even low 50's during the daytime!

Winter has Arrived - leaving the air crisp and clean!!!
But while winter is not gone spring seems to like "peeking in!" We still have just under 2 feet of snow but with the clean air, quiet and awesome temperatures keep keep you invigorated and relaxed! Wildlife are still finding thier way through our Community and you can still appreciate the quiet and undisturbed enivornment in which we live!

Forest Lakes - Street Addresses and New Street Names have pretty well been accepted - Residents should have already received their information from Coconino County and this brought Forest Lakes in compliance with the 911 Emergency System. The current number of properties available are still slightly below average but many homeowners are waiting for market rebound. Some homeowners are relocating to other states though something new for Forest Lakes are homes that are entering foreclosure. There are an increasing number of properties coming availble for sale but, unfortunately, the economy has touched even us. The homes in the process of foreclosure, some have not been for sale, are there due to financial hardships or catastrophic damage. Prices, for the first time in many years, are actually dipping - in some cases sellers have let a property go for less than the previous market may have supported. Our market is typically a seasonal sales environment starting approximately in April and going strongly through October with slowing in the Winter months. Though we slow down our sales do not stop - a well priced property in Forest Lakes will sell anytime in any season!

The Metro Phoenix Valley prices, depending on areas, slowly starting to stabilize and marketing times are improving, though "short sales" and "bank owned" poprerties are still a problem. Temperature has been warm to hot in the Valley and will continue to be a powerful factor contributing to the demand by thousands of new residents in the Valley they will experience wonderful all season colors and activities, concern is still strong regarding primary residence values in some of the Valley Communities which may affect potential Buyer ability to pull sufficient cash for the vacation property purchase.

The inflated values of primary residences, in the past, provided increased equity from which to draw funds and purchase 2nd and 3rd homes! The Forest Lakes supply of available properties is less than 5% of all Forest Lakes property - Buyers are being more selective but some are willing to purchase inferior or "fix-up" units as long as the price reflects the condition and after updating, values would at least equal current market prices.

This does not mean that over priced sellers will lower their asking price - what it suggests is that buyers and lenders alike are carefully evaluating the market conditions not to over extend on loans and create negative equity investment positions. Lenders are becoming more selective with Buyer Loan qualifications and are creating a market where financing is becoming a concern - reducing the number of eligible potential buyers.

This trend is likely continue throughout the remainder of this and next year! Now is the time, if you were thinking of selling - and on the Buyers side now is also the time to keep an eye on available properties as they are tending to last a little while longer on the market!

Special attention should be paid to the properties you are looking at - I have photos of lots that relatively deep water flows exist during snow melts or prolonged raining spells - know your property and know your agent.
