Sales in Gilbert were up 50% vs 2007 for August 2008 (-2% YTD), the 4th month to month unit increase in a row!!!!!. Still, it appears the market will continue to struggle for another 18-24 months. If you are "thinking" about buying a home now may be the perfect time with rates still at historical lows, prices are down and supply way up! There are currently around 2093 homes and condo's for sale in Gilbert, which is roughly a 7.4 months' supply. The average cummulative days a home stays on the market before it sells is now 128 ( last year it was 112 days). Total 2007 sales dropped 19% vs 2006. I could overwhelm you with statistics, yet it all boils down to "It's a Buyer's Market". . . and I love working with buyers, , .
