It is still a buyers market,and probably will be awhile, but don't kid yourself. Before offering a so called "full price offer" have your realtor check the sold comps before wasting time on a fruitless offer. I know this is probably redundant from my article a couple of months ago, but I hate seeing home buyers lose out on getting the homes they want. And frankly I hate doing work for nothing. I know its tough. Short sales and REO's have been around for a long time, and they are not designed for the homebuyer in mind, but they are designed for investors who do not approach the purchase with as much emotion as the homebuyer. But it is the cards we have been dealt, and about 80% of the homes on the market are Short sales or REO, so it is almost imperative, to play the game right. Granted, it would be better for everyone, if ARMLS would quit letting REO agents transform the MLS into an auction block, but apparently ARMLS is going to let them run things that way. So here is the deal. Find a property you like, have your realtor do comparables, then make a sensible offer. It really is that simple folks. This market is no different than any other market, in that there are sweet deals to be made if you act smart and fast.

Approximate Location Boundaries: Just off I-10 & Dysart Rd

Location Characteristics: Goodyear is a rapidly growing city about 10 miles west of Phoenix. I farm this area because there is something nice for everyone from all walks of life. The condos are all luxurient, affordable with lots of amenities and the homes are simply gorgeous for the first time buyer to million dollar purchase, there is somthing special there for everyone. Great restaurants, newer schools, and a new mall COMING SOON make this area somthing to watch for the investor and homebuyer. There is even talk of a Six Flags, but lets wait and see if the investors follow through or sell out. Never know with those guys. Goodyear is located about 5 miles from Luke AFB and isnt in the flyzone, so there is alot of revenue from the base.

I have a beautiful listing in Goodyear you may want to check out. This huge 5 br 3 bath home is in a coveted location in the new Rio Paseo built in 2005 and listed at 419k and nearly 4000 s.f.
