The opportunity for you to sell your home is improving rapidly. As of September 2009 the active listing inventory reported by the Tucson MLS had dropped 23% from September 2008. The current inventory is down to 1519 homes for sale in the Northwest and that is a 6.4-month inventory -- six months is considered a normal market.

237 homes were sold in the Northwest in September. We are experiencing a significant increase in buyer activity, with the number of new properties under contract up 66% from September 2008.

Prices appear to have stabilized, although selling your home still required a comprehensive marketing plan that is carefully coupled with real-workd pricing. If you, or someone you know, is considering selling, we can assist you in determining a reasonable sales price and marketing plan.

Interest rates are still low, prices are attractive and a variety of properties are available. If you are considering selling or know someone conisdering a move to our wonderful community, now is the time to contact us for the infomation needed before making a final decision.

When a homeowner is financially unable to make their house payments and they owe more than the house is worth, there are options available to them. Loan Modification, Short Sale, Deed in Lieu of Foreclosure or Foreclosure.

One of the first steps a homeowner should take is to consult with their tax accountant to be sure they know the consequences of any of these procedures. If possible, it is a good idea for homeowners to continue making their house payment even if they decide on a Short Sale although in the present economy, many homeowners cannot do that.

Lenders are willing to work out a short sale to save them the even costlier process of a foreclosure. However, some buyers will walk away from these sales due to the lengthy delays, lost documents and unreturned calls, according to the National Association of Realtors (NAR). Not all the snafus are lenders' fault; inexperienced real estate agents who fail to turn in complete paperwork and severely under priced homes are also causing holdups. It is also important for Buyers Agents to prepare buyers for the length of time it may take to get a short sale approved. Keeping the buyer in the loop is very important.

It is also imperative that a homeowner hire a RealtorŪ who has the experience and knowledge needed to bring their transaction to a successful conclusion. This is not the time for on the job training, experience can help shorten the process.

If you are considering selling or buying a home or know of someone who is thinking of buying or selling their home, or if you are having financial difficulties and are considering a short sale, or if you are threatened with a possible foreclosure, call us and let us go over the marketing plan that best meets your needs.

Approximate Location Boundaries: Marana

Location Characteristics: Once a quiet cotton-farming community 20 minutes northwest of Tucson, Marana has become the fastest-growing community in the state and there is no sign of that slowing down. As the cotton fields are being replaced with master-planned residential communities, we expect thousands of homes to be build over the next 20 years, gowing Marana from its current 24,000 residents to 100,000 or more.

Homes in Marana provide something for everyone. Developments and master-planned communities encompass everything from single-family starter homes to luxury custom built mansions. Heritage Highlands in the Dove Mountain area is a master-planned retirement community with its own golf course.

Everyone knows that the weather in and around Marana is hot. But how hot does it really get? Sometimes 110 and higher. According to the National Weather Service there has been an average of only 46 days each year over the last 30 years that had highs of over 100 degrees. When it does get that hot, it is HOT! Yet the good news is that we get 135 days each year that average 75 degrees and 350 days of sunshine. When you live here you have little need for an umbrella and a lot of need for sun block.
