MAY 2008 STATISTICS
Number of New Listings Monthly Statistics for May 2008 appears to indicate the market is beginning to improve with a slight decrease in the number of new listings (12,931) reducing the supply side of homes coming onto the market as compared to last year's same month (14,736). Also, the number of new listings coming onto the market when compared to April 2008 (13,678), the number of new listing per month coming onto the market decreased.
Median Listing Price The median new listing price fell to $219,000, down dramatically from last year's same month of $285,000, for a decrease in value of $66,000. Furthermore, as compared to April 2008 ($227,500), the median listing price for new listings appears to resume a downward trend, decreasing in value by $8,500, as compared to the previous month-to-month's loss of $6,500.
Average Listing Price The average new listing price in May came to $354,586, down from last year's same month of $394,119. However, as compared to April 2008 ($356,392), the average listing price for new listings appears to slowing down gradually, decreasing in value by only $1,806, as compared to the previous month's $7,361 loss from April to May 2008.
Number of Homes Sold The number of homes sold in May 2008 decreased slightly (5,656) as compared to last year's same month of May 2007 of 5,795. However, when compared to last month's April 2008 (4,879) and is up considerably, indicating that more sales are occurring.
Median Sales Price of Homes Sold The median selling price came in at $204,900, lower from the same month last year of $255,000. As compared to last month's $210,000, it decreased slightly from April 2008, resuming a downward trend in pricing.
Average Sales Price of Homes Sold The average selling price for May 2008 came in at $269,400, substantially lower from the same month last year of $350,400. When compared to last month's, April 2008, the sales price decreased slightly down from $277,600.
