There are presently 1980 active listings in the North Scottsdale area with inventory levels down about 9% from the previous 2 months. The number of active bank owned or short sale properties in this area constitute only about 6 % of the inventory, though are about 11 % of the sales, still much lower than the average in the county of close to 50%, showing a much stronger market in this luxury home community. We are seeing a slight drop in the average days that a home stays on the market, another indication that buyer activity is increasing. The average sales price for this area has decreased again from almost $896,008 in the first quarter to $766,000 in the second and now down below $700,000 showing the effect of the economic crises on home sales/prices.
