What a great time to buy a home in northwest Tucson. Oro Valley has become a mecca with new amenities! The Oro Valley Marketplace has recently opened; business is booming, and home prices have come down to most attractive prices.

The Northwest, Marana and Oro Valley, were hit hard with the real estate downturn, partly because resale homeowners had to compete with new construction. Now they (and new construction) have to compete with the foreclosures. Our statistics show that prices are back to 2003- 2004 levels, depending upon the neighborhood. What a great time to be looking for a house!

If you are selling a house, only two factors are important: (1) The house is in updated mint condition, (2) the home is priced aggressively. Otherwise buyers are only looking for "deals." The market has picked up measurably beginning in February 2009. Actually prices have held up quite well in several Oro Valley subdivisions. There are great opportunities in Continental Ranch/Continental Reserve, where prices plummeted, with competition wtih new construction. The Dove Mountain area (Marana) where the Accenture Match Play Golf Tournament (Tiger's first return to competition) was recently played has tremendous price drops. A great time to find a $300,000 home or a $3 million dollar home. Lots available at super prices.

Oro Valley, to the north and west of Tucson, has become one of the fastest growth areas with amenities (stores, services) opening at a rapid pace. Views of Pusch Ridge (the backside of the Santa Catalina Mountains) are spectacular. Development to the north (Saddlebrooke, Catalina, and Oracle) and further west (Dove Mountain, Marana) proceeds at a rapid pace. The town of Oro Valley was incorporated in 1974.
