The majority of our local sales are Short Sales with the number of reo properties declining. Investors are still very active in our market with long-term investment potential very good and positive cash flow on rental properties. There are investors looking at short term options as well. "Flipping" is currently a common practice on homes purchased at very low prices, then updated, painted, new flooring, new appliances etc and turned back into the market. The majority of activity is on homes in the 200k or lower price ranges.
Serious sellers who need/want to sell are pricing their homes very competively in order to get them sold. If you want to start searching for your next home, just give me a call or visit my website at www.House2uOnline.com to start your search online.
If you are considering short selling your home, I can assist you. Banks really don't want to foreclose on a property and most are encouraging owners to short sale their homes. Under most circumstances they would much rather discount the loan in a short sale whch can save the banks a lot of wasted time and extra expense.
If an event in your life requires you to sell your house now or you are ready to purchase a new home at these current prices, just give me a call. Please don't hesitate to contact me directly at 602-574-3783 or email me with any questions you might have.
