It is still a buyers market,and probably will be awhile, but don't kid yourself. Before offering a so called "full price offer" have your realtor check the sold comps before wasting time on a fruitless offer. I know this is probably redundant from my article a couple of months ago, but I hate seeing home buyers lose out on getting the homes they want. And frankly I hate doing work for nothing. I know its tough. Short sales and REO's have been around for a long time, and they are not designed for the homebuyer in mind, but they are designed for investors who do not approach the purchase with as much emotion as the homebuyer. But it is the cards we have been dealt, and about 80% of the homes on the market are Short sales or REO, so it is almost imperative, to play the game right. Granted, it would be better for everyone, if ARMLS would quit letting REO agents transform the MLS into an auction block, but apparently ARMLS is going to let them run things that way. So here is the deal. Find a property you like, have your realtor do comparables, then make a sensible offer. It really is that simple folks. This market is no different than any other market, in that there are sweet deals to be made if you act smart and fast.
